Yield

the return on your investment, expressed as a percentage, calculated as the income divided by the money invested.

Capital growth

An increase in the value of the property.

Passive income

money that flows from an investment, without any direct involvement - as opposed to earned incomes, like salaries.

AST

assured short-hold tenancy agreement, which is the most common form of tenancy agreement.

Mortgages

Fixed rate

The rate of interest is static for a determined period of the loan.

Floating or Variable rate

The interest charged will vary with fluctuations in the Bank of England?s base rate.

Capped rate

This type of mortgage protects you against any rise in mortgage rates, but allows you to take advantage of any reductions.

Discounted rates

The lender reduces the interest rate on the loan, for a fixed term.

Stamp duty

A tax payable to the government on purchase, which varies depending on the purchase price.

OPM

Other people?s money - using other peoples money for the purchase and repayment i.e. the bank and the tenant

OPT

Other peoples time e.g. using a letting agent

Leverage

Using your initial 15% deposit to get a return based on 100% of the cost of the asset.
So, your £15,000 deposit will give capital growth on a £100k investment.
