![]() Investing in the SPANISH “SUB-PRIME” MORTGAGE MARKET Xcape to the Sun are delighted to have been appointed as marketing agent for an exceptional investment scheme offered by several leading banks of Spain. It is well reported how the Spanish property market has declined, in most cases, ahead of other world markets. The result of this is that many original investors in a “boom” market are now suffering the effects of the decline and there is a high potential of defaulters on original mortgages.In order to avoid borrowing to cover these potential debts, several Spanish Banks, (who are known for the prudence when lending), are providing an excellent investment opportunity for investors to capitalise on a market before foreclosure on debts becomes necessary. Here’s how it works for the investor. The investor is purchasing the outstanding mortgage from the mortgage provider. The mortgage having been provided to the borrower based on a percentage of the banks valuation of the property. Mortgage payments are then paid direct to the investor at the original interest rate of the mortgage, which in most cases is a fixed interest plus latest Euribor rate. The investor will be advised of this before purchase. This provides a healthy investment return. Payments continue as defined in the original mortgage. At completion the initial investment and interest will have been received by the investor. Should the debtor fail to meet the terms and payments of the mortgage after 2 months, the investor (the owner of the mortgage debt) has the right to foreclose on the mortgage and take full ownership of the mortgaged property. Taking final ownership of the property can take from 3 months to 1 year. Sell the property: The property can be placed for auction or with agents for sale or direct sale.
